What you'll study

This diploma covers the fundamental knowledge and practical skills required in residential and commercial property work. Teaching combines classroom-led theory, case studies and applied project work.

• Property law and regulation – basics of conveyancing, landlord and tenant law, statutory obligations and consumer protection relevant to property transactions.
• Principles of valuation – methods of valuing residential and commercial property, comparable evidence, market rent and capital value concepts.
• Property management and lettings – managing tenancies, maintenance planning, rent collection, service charges and health & safety responsibilities.
• Building technology and inspection – understanding construction types, common defects, basic surveying checks and sustainable building considerations.
• Planning, development and regeneration – planning policy basics, development appraisals, site feasibility and the role of public sector interventions.
• Finance for real estate – fundamentals of mortgage finance, investment return measures (yield, ROI), cashflow and simple appraisal techniques.
• Negotiation and professional practice – client care, negotiation skills, marketing of property and professional ethics.
• Applied project or work-placement – a practical assignment or short placement that lets you apply classroom learning to a live or simulated property brief.

Entry requirements

Typical entry is at post-GCSE level. Applicants are normally expected to have either:

• Four GCSEs at grade C/4 or above, including English and maths, or equivalent qualifications; or
• A relevant Level 2 qualification (for example in business, construction or customer service) plus supporting references; or
• Relevant work experience in the property sector — mature applicants without formal qualifications are considered on an individual basis.

Applicants whose first language is not English may be asked to demonstrate an appropriate standard of English. Specific interview or portfolio requirements may apply depending on the intake; contact the college for tailored advice.
